Project Overview

After completing several student housing renovations at the University of Michigan with national design firm Hanbury Evans Wright Vlattas, IDS turned its focus to East Quad, a project that came with an unexpected challenge: a historic tree. Measuring nearly 54 inches in circumference and dating back to the early 1800s, the tree predated the State of Michigan itself, adding a unique layer of complexity to the renovation.

Originally built in three phases, North in 1938, South in 1946, and a theater addition in 1969, East Quad has long been home to the LSA Residential College, the university’s largest learning community, serving nearly 900 students. IDS first conducted a feasibility study for the RC in 2002, but it wasn’t until 2010 that the project secured funding from UM Housing, setting the stage for a full-scale transformation.

The nearly 300,000 square-foot renovation modernized both public and private spaces while preserving the building’s historic character. With an aggressive timeline, IDS and construction manager Walbridge successfully completed the project by July 2013. Key improvements included infrastructure upgrades, air conditioning in student rooms, enhanced insulation, additional electrical and data outlets, and full fire suppression updates. Community bathrooms were reimagined with residential-style comforts, featuring spa-like showerheads and private changing areas.

A new social hub emerged as the theater addition linked the North and South wings, creating a garden patio and art courtyard that encouraged student interaction. The revitalized East Quad was later awarded the Energy Star certification, achieving energy efficiency 30% better than ASHRAE’s 2-90-I standard, reinforcing the university’s commitment to sustainability and student-centered design.
